# Case Study: Doubling Capital with a Single Flip in 5 Months

In [previous article](https://bizpartnergroup.com/en/blog/how-flippers-can-really-make-money?hsLang=en), we focused on the theory of flipping and how flippers can earn. Theory is one thing, but hard market data is another. We’ve selected a fresh example from our practice that perfectly illustrates how our clients succeed. This particular deal shows that with a good eye for property and our capital, such results are achievable in reality, not just a theoretical dream.

This story demonstrates that a successful flip doesn’t always mean a full-scale renovation costing tens of thousands of euros. Many of our successful clients know that sometimes it’s enough to stay active and use common sense.

## **The Story of a Family House and the Power of Cash**

Our client – an active flipper – found a family house on the market at a very attractive price. Why? He encountered a situation that regularly appears in the market and presents the biggest opportunity for investors: the time factor.

The previous owners were under pressure to move quickly and waiting months for a standard mortgage approval wasn’t an option for them. The only solution for them was fast cash.

It’s precisely in moments like these that clients use our flipper financing program. Thanks to us, this client had the necessary capital immediately. He solved the sellers’ problem, giving them money on the spot, and in exchange for this speed and liquidity, he acquired the property at a discounted price.

His own contribution (the capital he invested in the deal) was €50,000, which represented just over 20% of the purchase price. The rest of the required funds were financed by us.

## **The Key to Success: Efficiency, Not Expensive Renovations**

The basic definition of flipping is clear: buy cheaply, make necessary improvements, and sell at a profit. This deal is a perfect example of the efficiency we see in experienced flippers. The “improvements” don’t always mean costly renovations. The client literally just “touched up” the house. He invested only a few thousand euros into essential upgrades, cleaning, and preparation for sale.

The entire preparation process took just one month. The house then went on the market, and thanks to the advantageous purchase and quick preparation, it was sold to the final buyer by the fifth month after purchase.

## **Numbers That Speak for Themselves**

Let’s look at the math behind this deal, as it best shows the potential of this business:

- Flipper’s own capital: €50,000 (~20% of the purchase price)
- Duration of the deal: 5 months
- Net profit (after financing costs): €48,000

After the successful sale, the client not only got back his initial investment but also pocketed a net profit of €48,000. In effect, he doubled his capital.

If we annualize this return (p.a.), it reaches about 200% per year. This is a figure rarely seen in regular business, but in real estate with proper financing, it’s not unrealistic.

## **Safety and Attractiveness Combined**

What makes this type of deal exceptional is not just the profit but also the safety. Real estate business is always backed by the property’s actual value. This is not a virtual speculation; it’s real, tangible value.
