Our client – an active flipper – found a family house on the market at a very attractive price. Why? He encountered a situation that regularly appears in the market and presents the biggest opportunity for investors: the time factor.

The previous owners were under pressure to move quickly and waiting months for a standard mortgage approval wasn’t an option for them. The only solution for them was fast cash.

  • Net profit (after financing costs): €48,000

After the successful sale, the client not only got back his initial investment but also pocketed a net profit of €48,000. In effect, he doubled his capital.

If we annualize this return (p.a.), it reaches about 200% per year. This is a figure rarely seen in regular business, but in real estate with proper financing, it’s not unrealistic.
